From the time you are sold your building to the day we meet you at the title company to hand you the keys, you are in good hands with the Huffman team. There is no one dropping the ball. We walk with you hand in hand through the entire process. A simple flow chart of this efficient model is provided below.

Our Process

We believe each office environment produced should reflect its owner’s specific style and need. That’s why Huffman’s architects and interior designers intently get to know each client’s business and their personal style so we can deliver a custom space that is an inviting work environment for the client and a friendly place for their customers. Our in-house design teams assist our clients in selecting their interior finishes, including flooring, wall coverings, fixtures and color schemes.

Huffman’s architectural and contractor teams have extensive experience working with City permit departments. Huffman also has extensive experience in engineering management, planning and execution with fully integrated engineering service and support team.

Financing

Financing through Huffman is easy and convenient. That’s because the finance department works together all the way through the purchasing process, from initial prequalification to the appraisal, walk-through and escrow signing.

Our finance team’s goal is to ensure the timely delivery of each client’s new office. Plus, as one of the country’s largest owner-occupied office builders, we can offer the best terms and the best service.

Selecting the Perfect Loan

We offer a full array of loan programs to fit each client’s needs, plus experienced helpful loan professionals to help select the loan that’s right for the client. There are hundreds of programs to choose from, including:

Financing the Client’s Design Choices

We can add an “allowance” to the client’s new office loan that enables the client to personalize their new office with selections that enrich the office environment from thousands of options at Huffman’s Design Center Studio-for only a few dollars more per month. In addition, the client may even be able to deduct their interest payments on these upgrades from their taxes at the end of the year for additional savings, including equipment that can create an additional $100,000 in tax deductions the first year. It is recommended that each client consult their tax professional in these decisions.

Apply for a Loan in 3 Easy Steps

Step 1: Complete Loan Request Package and return to Huffman Financial Services Department. Our representative is prepared to answer any questions the client has and help the client in their preparation.

Step 2: Huffman Finance will copy the client’s documents to a cd-rom which will include a copy of their credit report (credit report will only be pulled one time). Our financial services department will begin shopping the client’s loan to Nationwide and local lending sources. Within approximately three to four weeks the client will get a call from our financial services department to schedule an appointment to review offers and choose the loan program best suited for the individual client’s needs.

Step 3: The client’s transaction will now be sent to an escrow company to prepare for closing. The escrow company is responsible for returning the signed documents to Huffman. Once we verify that the client’s new office is ready, the lender will release funds to the escrow company. The escrow company then sends a Grant Deed, Deed of Trust and other required documents to the County Recorder’s office. Once the deeds are recorded, they can begin celebrating! The client is the proud owner of their very own Huffman Custom Office Space.

Professional Technology Experts

Huffman Technology personnel are experts in the procurement and installation of intellectual technology, computer systems, computer peripherals, networks, phone and video systems. We can handle web hosting and web development/design as well as continuing service and support for all the client’s technology needs. If the client’s network has to be compliant with current and future regulations (i.e., HIPAA or Sarbanes Oxley) Huffman Technology will handle the details and ensure compliance. There is an advantage of the convenience of dealing with one company for everything the client’s new office needs and be assured of the best in products and services. 

Planning the Finances

While the client is planning the finances of the purchase, their furniture, fixtures and equipment (FF&E) can easily be folded into their primary loaning making their overall payment much less than if these items carry a separate loan which is the conventional lease route. Huffman can accommodate all of this for the client through an integration of Finance and all components of the client’s custom office. It is the perfect way to ensure that the client’s new office is everything they want and need on day one.

Facility Types

Individual Medical and Professional Office & Condominiums

Huffman’s office buildings and office condominiums range from 1,500 sf individual suites to 90,000 sf stand alone buildings and all sizes in between, custom designed and built to the clients needs. Giving the client the flexibility to purchase only the space they need without the headache to manage the remaining excess building space.

The interior of each building or condominium is custom designed for the owner and priced according to the individual choices of the purchaser. This kind of high quality finish-out is typically not available to professionals who lease office space.

Outpatient Imaging Centers

These facilities specialize in outpatient radiological services. They range in size from 1,500 sf to 10,000 sf and offer imaging services such as a CT scanner, MRI scanner, radiological and fluoroscopic imaging system, ultrasound and mammography systems as well as other specialty imaging equipment.

Physician Specific Medical Clinics

PSMC facilities are designed for a specific physician’s practice of medicine. The facility utilizes a specialty design that works for the function of the specialty including orthopedics, urology, dermatology, oncology, plastics as well as other specialties.

Acute Care and Specialty Hospitals

These private hospitals are licensed healthcare facilities that meet specific guidelines for treating patients in an environment that requires an overnight stay. These are hospitals that meet the standards of various state department of health and participate in both Medicare and Medicaid Government programs. Each hospital must have certain imaging equipment, operating rooms, emergency rooms, etc., to qualify for use as a hospital.

Ambulatory Surgical Centers

Ambulatory Surgical Centers are medical facilities that specialize in performing surgical procedures on an outpatient basis. The facility ranges in size as small as 4,000 sf for a one to two operating room (OR) center to as large as 30,000 to 40,000 sf with six to twelve ORs and numerous special procedure rooms. These facilities are always licensed by the various state departments of health and are usually participants in the Medicare and Medicaid governmental programs.

Renal Dialysis Centers

Dialysis Centers require patients to be treated with repetitive visits and are focused on cleansing the kidneys of impurities that the body can no longer effectuate.

Radiation Oncology Centers

These facilities specialize in the treatment of cancer through employment of radiation devices. The centers range in size from 7,500 sf to over 50,000 sf and offer various methodologies in treating certain types of cancer in patients. These centers are highly regulated as the equipment emits significant radiation that may be harmful to the patient if not properly administered.

Endoscopic Centers

Endoscopic procedures are minimally invasive diagnostic medical procedures used to evaluate the interior surfaces of an organ by inserting a small scope into the body, usually through a natural body opening. These centers are established for specific use by various specialty physicians seeking to explore the urological tract, the gastrointestinal tract and the colon. The size of the centers range from one special procedure room to numerous exam and procedure rooms ranging from 2,500 to 20,000 sf depending upon patient demand for utilization.
